Challenges

Positive Outcomes

  • Master plan identified redevelopment as a long-term cost-savings measure to damage caused by hurricanes.
  • Charming atmosphere of community was preserved while also adding market-rate apartment-homes and state-of-the-art amenities including expanded dining spaces, art studio, woodshop, garden area and dog park.
  • Construction of 44 independent living apartments began in December 2021, including three 12-unit buildings and one 8-unit building.

Amenities

Together with Plantation Village, LCS Development constructed a plan to expand and enhance the amenities already present in the community. This includes adding 44 new independent living residences with covered parking, a new art studio and wood shop, dog park, cocktail bar and game room, more indoor and outdoor dining options, and an expanded garden area for residents. Plantation Village offers on-site amenities like salon services, an indoor saltwater pool and fitness center with wellness programming along with transportation to off-site amenities like shopping, dining and neighboring golf courses.


Business Profile

Plantation Village is the first and only Life Plan Community in Wilmington, North Carolina. The not-for-profit senior living community was built on an idyllic 56 acres close to area beaches and downtown Wilmington. In partnership with LCS Development, Plantation Village created a master plan for a phased expansion project to add additional residences and amenities for residents.


Business Situation

Although North Carolina provides a tranquil living environment for residents with beaches and tree-lined walking paths, the state also routinely experiences damaging hurricanes. Over the last few years, Plantation Village was heavily impacted by hurricanes making landfall on North Carolina’s shores which resulted in millions of dollars in storm damage. Rather than only repairing the damage, the community and its leaders underwent a master planning exercise with the help of LCS Development. Through this master planning process, it was determined redevelopment was a more cost-efficient solution for the long-term sustainability of the community. 

Phase I expansion project will add 44 new independent living residences with covered parking to meet the community’s market demand. This phase will also diversify, renovate and expand dining to include outdoor, casual, cocktail and bistro options. Keeping with the community’s mission of enriching the lives of residents, these amenities seek to enhance the experience at Plantation Village. Also included in the initial phase of the project are updates to the community auditorium, new common areas, a dog park and garden plots to expand Plantation Village’s growing list of on-site amenities.
