Award Winning Projects Illustrate Versatility

LCS Development focuses on design and construction management
Two starkly different projects — a putting course at Sagewood in Phoenix, Arizona, and memory care lighting at Capital Manor in Salem, Oregon — led by LCS Development demonstrate the ability to pivot while designing and building amenities to meet the evolving needs of clients. Both dynamic projects gained national recognition.
Sagewood
Sagewood is a Life Plan Community conceived in 2005 and influenced by the resort communities of the southwest. A ground-up project for LCS Development, Sagewood has become a role model of an evolving campus in terms of strategy, marketing, operations and effective master planning.
Meeting the Challenge
Capitalize on 50,000 square feet of open space on the campus and create an innovative amenity. The directive was to build a world-class golf experience, but not in the style of a traditional putting course with 18 individual holes.
Seeking a New Solution
Instead of creating a typical putt-putt course, residents expected a high-quality amenity that replicates a more natural golf experience they have always enjoyed. With that vision in mind, LCS Development designed an original, natural surface putting course that would be a fun and unique challenge for residents. The Links at Sagewood features an open, fairway-style layout that lends itself to a variety of playing options and more interaction, fun and entertainment.
The project was reviewed by golf industry leaders, including representatives of the Club Management Association of America, Golf Course Builders Association of America, and Golf Course Superintendents Association of America.
Promoting Resident Satisfaction
Residents have expressed pleasure and satisfaction with The Links at Sagewood and the additional physical and social wellness opportunities with neighbors and families. Also, the new community feature has been designated a 2020 Design Excellence honoree by the American Society of Golf Course Architects.
Capital Manor
Since opening in 1963, Capital Manor’s mission has been to provide an environment where Salem’s seniors can experience fulfilling lives. The community provides a variety of services and amenities that make it easy to enjoy a relaxed, no-worry lifestyle spending time with friends and doing things seniors love to do.
Improving Resident Health
LCS Development was converting a two-story assisted living building into a ground floor memory care neighborhood with a remodeled assisted living community on the second floor. The original ground-level structure restricted access to adequate levels of natural light. Research has shown that providing varying levels of light throughout the day improves the health and well-being of individuals, especially seniors.
Partnering for Success
Partnering with LRS Architects, LCS Development remodeled the memory care community to include large windows and skylights. In addition, interior spaces feature circadian lighting that follows the natural human sleep and wake cycles enhancing the resident’s quality of life. The project was completed at the onset of the pandemic.
Award Winning Results
With its new design features, the building’s ambiance and lighting conditions are responsive to the particular health needs of the memory care residents. The redevelopment project was featured on the cover of the national architectural magazine Environments for Aging. The publication’s Design Champions Award, which Capital Manor received, recognizes organizations who go above and beyond to push the industry’s evolution. The awards feature industry advancements that improve the lives of residents, families and staff.
